What's in these terms
1. Using this website
By using rajaratahotel.lk you agree to these terms. If you don't agree, please don't use the site.
You agree not to use the site in a way that's unlawful, harmful, abusive, or that disrupts service for others.
2. Reservations & cancellations
Making a booking
Reservations made through this website are processed by our booking partner Axis Rooms. A booking is confirmed only once you receive a confirmation email containing a reservation number.
Direct bookings made through this site or by phone qualify for our best published rate (up to 50% off the standard rack rate).
Cancellation policy
- Standard direct bookings: free cancellation up to 72 hours before arrival.
- Cancellation within 72 hours: first night charged.
- No-show: first night charged.
- Peak-season and group bookings may have stricter cancellation terms specified at the time of booking.
- Margosa Garden weddings and events: separate cancellation terms apply, set out in the event contract.
Modifications
To change a reservation, contact reservations@rajaratahotel.lk or our reservations line. Changes are subject to availability and any rate difference.
3. Rates & payment
- All published rates are in US dollars (USD) and include applicable Sri Lankan taxes and service charges.
- Rates are subject to change without notice; the rate quoted at the time of booking is the rate that applies to that booking.
- We accept Visa, MasterCard, and bank transfer through our booking partner.
- A valid credit card may be required to guarantee certain reservations.
4. During your stay
- Check-in: from 14:00. Early check-in subject to availability.
- Check-out: by 12:00 (noon). Late check-out subject to availability and may incur a fee.
- ID: all guests must present valid photo ID at check-in (passport for international guests).
- Smoking: all rooms are non-smoking. Smoking is permitted only in designated outdoor areas.
- Damage: guests are responsible for any damage to the room or hotel property and may be charged for repair or replacement.
- Behaviour: we reserve the right to ask guests to leave (without refund) if they behave in a way that endangers others or seriously disrupts the hotel.
5. Liability
To the maximum extent permitted by Sri Lankan law:
- We provide the website "as is" and don't guarantee uninterrupted availability.
- We aren't liable for losses caused by circumstances outside our reasonable control (force majeure, government restrictions, natural disasters).
- We aren't responsible for the content of websites we link to.
- For physical stays, our liability is limited to a refund of the amount paid for the affected booking, unless a higher liability is required by Sri Lankan law.
Nothing in these terms limits liability for death or personal injury caused by our negligence, or for fraud.
6. Content & intellectual property
All content on this website — text, photographs, the Rajarata Hotel logo, the elephant brand mark, the Margosa Garden name — belongs to Rajarata Hotels Ltd or is used with permission.
Heritage photographs from the Sacred City and surrounding sites are reproduced from Wikimedia Commons under their respective Creative Commons licences. Where individual third-party content is used (such as the Rajarata 2026 Calendar imagery), it remains the property of Rajarata Hotels Ltd.
You may share links to the website freely. You may not reproduce substantial portions of the content for commercial purposes without our written permission.
7. Governing law
These terms are governed by the laws of Sri Lanka, and disputes will be subject to the exclusive jurisdiction of the courts of Sri Lanka.
Changes to these terms
We may update these terms from time to time. The current version is always at rajaratahotel.lk/terms.html.
