This policy applies to direct bookings made through rajaratahotel.lk, our reservations team, or our booking engine. Bookings made via Booking.com, Agoda, Expedia or other third parties are governed by that platform's cancellation terms — see section 9 below.

1. Standard cancellation tiers

Unless your specific rate or promotion says otherwise (a "non-refundable" rate, for example, is final at booking), the following applies to all direct bookings:

More than 48 hours before arrival

No charge

Full refund of any deposit paid.

Within 48 hours of arrival

First night

One night's room rate is retained; the balance refunded.

No-show on arrival day

Full stay

The full booking value is charged.

Times are calculated in Sri Lanka Standard Time (UTC+5:30), using your confirmed arrival date.

2. Date changes & room modifications

We're happy to move your dates or change your room type free of charge if you let us know more than 48 hours before arrival, subject to availability and rate parity. If the new rate is higher, the difference is payable; if it's lower, the balance is refunded.

Within 48 hours of arrival, a date change is treated as a cancellation under section 1. Modifying the number of guests is always free, subject to room capacity.

3. No-shows & early departure

If you don't arrive on your confirmed date and haven't contacted us, the full first-night charge applies and remaining nights are released.

If you check out earlier than your confirmed departure date, room nights already consumed are charged in full; future nights are released without further charge unless your rate explicitly states otherwise.

4. Festival & peak-season periods

Specific high-demand periods have tighter terms, because they're booked out months in advance and late cancellations can't be re-sold. The current peak periods are:

For these periods, cancellations require 14 days' notice for a full refund. Inside 14 days, the first two nights are charged. Inside 48 hours, the full stay is charged. Specific festival rates will state this on the booking confirmation.

5. Group & event bookings

Bookings of 5 rooms or more, weddings, or events at Margosa Garden are confirmed under a separate written contract. Standard terms are:

6. How refunds are processed

Refunds are returned to the original payment method:

Refunds are processed in Sri Lankan Rupees; for cards charged in another currency, the conversion is made at the prevailing rate set by your card issuer, and minor differences from the original charge are normal.

7. How to cancel or modify

The fastest way is to contact reservations directly with your booking reference:

Please include the lead guest's name, arrival date, and your booking reference. We'll confirm the cancellation in writing within one business day and process any refund immediately after.

8. Force majeure

In the event of circumstances outside reasonable control of either party — natural disasters, government travel restrictions, civil unrest, pandemics, or airspace closures — we will offer either a full refund or a date change to any future date within 12 months at no charge. Just notify us as soon as you reasonably can.

9. Bookings made via OTAs

If you booked via Booking.com, Agoda, Expedia, Trip.com, Hotels.com or any other online travel agency, you must cancel through that platform — not directly with the hotel. The cancellation terms shown to you at the time of booking on that platform apply, and they may differ from this policy.
